URBANIST Residential Complex

Multi-storey residential complex with underground parking and social infrastructure facilities.

Construction start: Q4 2026.

Construction completion: Q3 2028.

General contractor: STIKON LLC.

Client: BR INVESTBUD LLC.

Location: 33/1 Prokhorovska Street.

ENGINEERING SYSTEMS
Structural system: monolithic reinforced concrete frame.
Foundation: pile foundation.
Wall materials: internal walls are constructed partly of monolithic reinforced concrete and partly of aerated concrete blocks. External walls are constructed of aerated concrete blocks and monolithic reinforced concrete, with mineral wool insulation and ceramic facing brick cladding.
Floor slabs: monolithic reinforced concrete.
Roof: combined roof covering (soft roofing, partially with metal roof tiles), inverted roof with landscaping.
Flooring: screed, except in bathrooms.
Exterior façade finish: ceramic facing brick, with decorative plaster applied over mineral wool insulation in some areas.
Interior wall finish: unfinished, except in common areas.
Ceiling height (m): 2.7 m.
Heating system: supplied by an autonomous rooftop boiler room. Two-pipe heating system with dead-end distribution and horizontal apartment-level distribution. Steel panel radiators fitted with shut-off and control valves.
Windows: double-glazed units with two chambers, 32 mm thick, filled with argon and featuring an energy-efficient coating on the glass. REHAU Euro 70 five-chamber uPVC profiles, laminated in graphite on the exterior side.

INTERNAL ENGINEERING NETWORKS
Power supply: electrical connections to individual apartments, with electricity meters and circuit breakers installed in floor distribution panels.
Water supply: cold and hot water risers fitted with water meters.
Sewerage: low-noise sewer risers.
